Terms & Conditions

Any Reservation that is made for Villa Everlong through any channel, including but not limited to our website, booking.com, airbnb.com, expedia.com, Travel Agent, Tour Operator or by any other possible way, is subject to these Rental Agreement Terms & Conditions. All Reservations are accepted under the condition that the Tenant agrees to the following Rental Agreement, which is a legal requirement set by the Greek Law.

Terms and Conditions

1. Payment Policy

• 30% non-refundable deposit to secure the reservation.

• 100% payment due within 8 weeks of arrival date. If payment is not received on time, the Owner reserves the right to cancel the reservation. Cancellation charges are imposed in accordance with the Cancellation Policy.

• A refundable Security Deposit of €500 is required for all reservations. It is payable upon or before check-in, either via a Credit Card hold or via cash.

• Any outstanding balances for a Reservation must be Paid Upon Arrival. Access to the property will not be provided until all outstanding balances have been received, including the Security Deposit.

2. Cancellation Policy

• The 30% deposit is non-refundable.

• 100% refund, less the 30% deposit, for cancellations received in writing up to 8 weeks prior to the rental start date. 

• No refunds, for cancellations made within 8 weeks of the rental start date.

•. In all cases of cancellation, the Security Deposit will be refunded in full.

3. Check-In, Check-Out Times

• Check-In: 16:00

• Check-Out: 10:00

The Lead Guest is required to notify the Owner, at least 24 hours in advance, of his/her arrival time. If arrival is delayed, the Owner or Property Manager must be notified immediately by phone and email. If you fail to notify the Owner of your arrival time, you may not be able to gain access to the Property.

4. Documentation & ID

Upon or before arrival, the Property Owner/Manager has the right to ask for the following documents from all guests:

• Passport

• Booking Confirmation 

• Credit Card Information

• Mailing Address, in home country 

5. Property & Pool Cleaning

The villa & pool are cleaned once per week.

Guests are required to maintain the property in a clean manner and leave the villa in the same condition as they receive it at check-in, upon check-out. Please refer to the House Rules for more detailed information.

ALL rubbish and food must be properly disposed of by the Guest. A €25 fee will apply to any rubbish left behind after check-out.

Guests are requested to clean the BBQ after each use. A fee starting from €45 up to €150 (depending on the condition of the BBQ) will be charged if the BBQ is not clean upon check-out.

6. Use of the Property

The maximum occupancy is 6 persons, including children & infants.

The living room couch may not be used as a bed.

Guests may not access any areas of the villa or the property marked “Private” or “No Access”.

The property is for private residential use. It's use is solely for guests staying at the villa.

Pre-authorised by the owner, is required for any party or event involving non-guests.

Commercial Activities are not permitted, unless pre-authorised by the Owner.

Sub-letting of the property is not allowed.

Photographs taken at the Property cannot be used for publication or sold for profit without written authorisation.

Pets are regretably not allowed, unless agreed in advance with the Owner.

If guest conceals or does not inform the owner about any extra guests staying at the property and/or if guests don't adhere to the Terms of Use of the property, the Owner has the right to terminate the Villa Rental agreement effective immediately and without refund. In such circumstances the guest and his/her party will be required to immediately vacate the Villa.

7. Electricity & Water

The villa is eco-friendly and runs wholly on solar power. The solar system has been fully dimensioned to meet normal day and night energy consumption. Guests are encouraged to support the eco-friendly ethos of the villa by being energy conscious, particularly overnight when the villa is powered by stored solar energy. In the event of an excessive use of grid energy overnight, the corresponding cost may be deducted from the security deposit, at a rate of €0.36 per kWh.

8. Behaviour & Damages

Guests are required to maintain the property in a clean and decent manner and to comply with the Villa Terms & Conditions as well as the House Rules.

By making a Reservation the Lead Guest is responsible for the correct and decent behaviour of their party. The Lead Guest is responsible for any loss or damage that they or their party may cause to the property or to it's contents. The Lead Guest is required to report any damages to the Owner and to bear the cost of repair or replacement. Should the Lead Guest or any member of their party behave with disrespect towards the property, it's contents etc. the property owner, or to his/her representative, has the right to ask all guests to vacate the property immediately, with 100% penalty of the holiday rental cost. 

9. Security Deposit

Upon Arrival, the Lead Guest shall pay a Security Deposit of €500. The Security Deposit can be paid in Cash, or by debit/credit card during check-in. If the Guest chooses to pay via Bank Transfer, it must be received before Check-In. The Security Deposit will be refunded back to the Guest if, after inspection of the Villa, no damage has occurred to the property and contents and if it is left in the same condition as it was at check-in. Bank transfes and Debit/Dredit card Security Deposit refunds are initiated within 3 days of check out and can take up to 7 business days to be processed.

If any damage or loss has occurred the monetary value of the damage or loss will be subtracted from the security deposit.

10. Disclaimer 

All reservations are accepted on the basis that the Owners and their respresentatives cannot be held responsible or be liable for any accidents, theft etc. that may occur during the rental period, including but not limited to: loss or damage to property, personal items, theft or any kind of injury, either inside or outside of the property. The Owner cannot be held liable, under any circumstances whatsoever, for any activity of any kind that the Lead Guest and their party is engaged in either inside, outside or in the vicinity of the the Villa, or while using the Villa’s Facilities or Equipment. 

The Lead Guest explicitly understands and agrees that it is his/her sole responsibility to always monitor children and their activity both inside and outside the villa, particularly around the pool.

The Owner will not be held liable and is not obliged to pay any refund or compensation for any damage, loss or suffering caused directly or indirectly, by Force Majeure, including but not limited to natural disasters, work stoppages, war, strikes, Act of Nature, etc.

10. Personal Accident and Travel Insurance

It is the responsibility of all Guests and their party to obtain Travel insurance and to have full insurance coverage for Personal Belongings, as well as Theft and Personal Accident. 

11. Early Termination & Early Check-out

If the Lead Guest declares, orally or in writing, that they are leaving the property earlier than the Check-out date, then this Agreement is considered to be terminated on that day and they will have no right to any re-imbursement for any unused days . The Lead Guest is considered to have Checked-Out if, without any prior communication with the Owner, they leave the Property and has taken all their belongings and those of their party. 

12. Compliance

In case the Lead Guest and/or their party does not comply with these Terms & Conditions or with the house rules, the Owner has the right to terminate this Agreement. The rental amount will not be refunded. 

Any dispute that might arise out of or in connection with this agreement including any question regarding its existence, validity, or termination, shall be resolved by the Greek courts. The applicable Law shall be Greek Law.
